Swimming pool renovation cost in Dubai 2026: prices by scope
Updated 26 October 2026 · 9 min read
Renovating a swimming pool in Dubai costs about AED 5,000–22,000 for repairs and servicing, AED 15,000–55,000 for a partial retile or resurfacing, and AED 40,000–140,000 for a full retile with new waterproofing. A full renovation that also replaces the equipment, lighting and deck usually runs AED 80,000–200,000. Changing the shape, depth or edge of the pool starts around AED 150,000, which is close to the price of building a new one.
These are planning figures, not quotes. We compared 2026 price guides from Dubai pool contractors and cost estimators, kept the ranges that several of them agreed on, and left out the outliers. Abu Dhabi, Sharjah and Ajman tend to fall in the same range, but get local quotes. Ask every company whether its price includes VAT.
Pool renovation cost in Dubai by scope
| Scope | What it usually covers | Typical cost (AED) | Best when |
|---|---|---|---|
| Repairs and servicing | Regrouting, a few replaced tiles, pump or filter repair, new lights | 5,000–22,000 | The shell is sound and the problems are local |
| Partial retile or resurfacing | Waterline band or worn areas retiled, interior resurfaced | 15,000–55,000 | Tiles are dated or patchy but the pool holds water |
| Full retile with waterproofing | Drain, strip, repair the screed, waterproof, retile, new coping | 40,000–140,000 | The pool is old, leaks at the tile line, or the tiles are failing across the pool |
| Full renovation | The above, plus new pump, filter, dosing or cooling, lighting and deck | 80,000–200,000 | The equipment is also near the end of its life |
| Structural change | New shape, depth or edge, or rebuilding a shell that has moved | 150,000–300,000+ | You want a different pool, not a refreshed one |
The bands overlap because two pools of the same size can need very different work. A leak that goes unnoticed for a summer can move a pool from the second row to the third.
What each kind of work costs
Repairs and servicing
Equipment repairs on their own run AED 350–5,000 for most faults. Tile repairs of a few square metres sit between AED 5,000 and 15,000, because someone still has to reach the waterline and match the old tile. A neglected pool with stained tiles and corroded fittings can cost AED 15,000–40,000 to bring back, as long as the structure is fine. Fixing a loose waterline tile this month costs far less than retiling the pool next year.
Retiling and resurfacing
Resurfacing the interior is usually quoted at AED 15,000–35,000 for a standard villa pool. Retiling an 8 × 4 m pool typically costs AED 20,000–40,000, with tile, adhesive and grout included. Most of the spread comes from the tile you pick, covered in the next section. Two things catch people out: the tiled area is far larger than the water surface, and old tile has to come off first, at about AED 20–40 per square metre.
Waterproofing and leak repair
Waterproofing is the line item owners forget to ask about. Contractors quote AED 8,000–15,000 for a refresh scope and AED 15,000–30,000 for a full renovation scope. Finding and fixing a single leak usually costs AED 800–5,000, depending on whether it is in the shell, a return line or a fitting. If the pool is being drained anyway, do the waterproofing in the same visit. Draining it twice is the expensive way to do this.
Structural changes
Converting a skimmer pool to overflow, changing its shape or depth, or rebuilding a shell that has moved costs AED 150,000–300,000 and up. You pay for a balance tank, a channel and new hydraulics, and for demolishing the old edge first. Our guide to building a new pool puts a standard concrete family pool at AED 120,000–250,000, so a conversion deserves a serious comparison against a rebuild.
Tile finish prices per square metre
These are installed prices: tile, adhesive, grout and labour.
| Finish | Installed price (AED per sqm) | Notes |
|---|---|---|
| Standard ceramic | 150–280 | Fine for most villa pools |
| Porcelain | 250–450 | Denser than ceramic, wider choice of looks |
| Glass mosaic | 500–1,400 | The biggest swing in any quote |
| Natural stone | 400–800 | Premium finish, price depends on the stone |
How large is the tiled area? For an 8 × 4 m pool with an average depth of 1.4 m, the floor is 32 sqm and the walls add about 34 sqm. That is roughly 66 sqm before steps and benches push it towards 80. A quote based on the 32 sqm of water surface is missing about half the job.
Worked example: renovating an 8 × 4 m pool
Here is a full retile of that pool, built from the unit prices above. It assumes a standard pump and sand filter are replaced at the same time and two to four underwater lights are swapped.
| Item | How it is worked out | Cost (AED) |
|---|---|---|
| Tile removal and surface prep | 66–80 sqm × AED 20–40 | 1,320–3,200 |
| Waterproofing and screed repair | Refresh to full-renovation scope | 8,000–30,000 |
| Retiling, tile supplied and fixed | 66–80 sqm × AED 250–500 | 16,500–40,000 |
| Pump and sand filter | Standard pump plus filter replacement | 3,300–12,000 |
| Underwater lights | 2–4 lights at AED 400–800 each | 800–3,200 |
| Total | 29,920–88,400 |
Real quotes usually come in above the bare sum, because they add coping, site access and the contractor’s margin. That is why the scope table above starts at AED 40,000. Natural stone coping alone starts at about AED 4,800 for this pool (24 linear metres at around AED 200 a metre), and cooling is extra.
Equipment and add-on costs
In Dubai the heat decides which equipment matters. Most villa pools end up with a chiller rather than a heater, and the chiller is often the single biggest line after the tiling.

| Item | Typical cost (AED) | Note |
|---|---|---|
| Pump, standard | 800–4,000 | Fixed-speed replacement |
| Pump, variable-speed | 3,000–10,000 | Costs more to buy, less to run |
| Sand filter | 2,500–8,000 | Replacing the media alone is AED 800–1,500 |
| Salt chlorinator | 3,000–12,000 | A replacement cell is AED 1,200–2,500 |
| Heat pump or heater | 8,000–25,000 | Mostly used in winter |
| Chiller | 8,000–25,000 | Large units reach about AED 40,000; combined heating and cooling AED 30,000–65,000 |
| Automation | 5,000–20,000+ | Depends on how much it controls |
| Underwater LED light | 400–800 each | Replacement, per light |
Variable-speed pumps cost more upfront and less to run, and the saving shows up on the DEWA bill. When you compare quotes, ask for the pump’s power draw as well as its price.
If the pool is losing water
Pools normally lose 3–5 mm a day to evaporation in summer. The bucket test is free: fill a bucket with pool water, set it on a step so the two water levels match, and compare both after 24 hours. If the pool has dropped more than the bucket, a leak is likely.
| Step | Typical cost (AED) |
|---|---|
| Bucket test | Free |
| Leak detection and repair, single leak | 800–5,000 |
| Site visit from a leak-detection firm | From about 150 plus VAT |
| Acoustic leak testing | From about 3,000 plus VAT |
| Redoing waterproofing when the shell is leaking | 8,000–30,000 |
The site-visit and acoustic prices come from general leak-detection firms rather than pool specialists, so treat them as a floor.
Renovate or rebuild?
| Condition | Usually better | Cost to expect (AED) |
|---|---|---|
| Tiles are dated, the shell holds water | Renovate | 15,000–55,000 |
| Leaking at the tile line, or the waterproofing has failed | Renovate with new waterproofing | 40,000–140,000 |
| Pump, filter and pipework are over ten years old | Renovate and replace the plant room | 80,000–200,000 |
| You want a new shape, a different depth or an overflow edge | Compare a conversion with a rebuild | 150,000–300,000+ |
| The shell has cracked in several places or moved | Get an engineer’s report before paying for repairs | Depends on the report |
If a renovation quote starts to approach the price of a new pool, ask for a new-build quote as well and compare the two scope line by line.
How long a renovation takes
| Job | Typical time |
|---|---|
| Equipment repair or replacement | 1–2 days |
| Leak detection and repair | 2–4 days |
| Resurfacing, retiling and plant upgrades | 3–6 weeks |
| Structural conversion | Plan it like a new build: 6–12 weeks for a standard concrete pool, 10–14 for an infinity edge |
These are times for the work itself. Waiting for a developer’s approval comes on top.
Permits and community rules
Cosmetic work usually needs less paperwork than structural work, but the rules differ by community, so ask your developer before you book anyone. Many master communities want contractors registered for site access even on a renovation. Anything that changes the structure, depth, edge or fencing should be cleared with your developer and with Dubai Municipality or Trakhees first. Our guide to UAE pool fencing rules covers what the barrier has to look like if the work touches it.
How to compare renovation quotes
Two quotes for ‘pool renovation’ can describe different jobs. Ask each company to put these in writing:
- The tiled area in square metres, and the tile type and grade
- Whether the pool is drained and refilled, and who handles it
- The waterproofing system and the length of the warranty
- The brand and model of every piece of equipment, not just ‘new pump’
- Whether coping, lighting and decking are in the price or extra
- Who applies for community and municipality approvals
- Payment stages tied to finished work
- Whether VAT is included

Frequently asked questions
How much does pool renovation cost in Dubai?
About AED 5,000–22,000 for repairs, AED 15,000–55,000 for a partial retile or resurfacing, and AED 40,000–140,000 for a full retile with new waterproofing. A full renovation with new equipment, lighting and deck runs AED 80,000–200,000.
How much does it cost to retile a pool in Dubai?
Installed tile costs AED 150–280 per sqm for ceramic, AED 250–450 for porcelain and AED 500–1,400 for glass mosaic. An 8 × 4 m pool has about 66–80 sqm of tiled surface, so tile and labour come to roughly AED 16,500–40,000 at standard rates. Mosaic costs more.
How much does pool resurfacing cost?
Interior resurfacing of a standard villa pool is usually AED 15,000–35,000. A neglected pool that needs extra preparation can reach about AED 60,000.
How much does it cost to fix a leak in a pool?
Detecting and repairing a single leak usually costs AED 800–5,000. If the waterproofing in the shell has failed, redoing it costs AED 8,000–30,000.
How long does a pool renovation take?
Equipment repairs take 1–2 days and leak repairs 2–4 days. Resurfacing, retiling and plant upgrades together usually take 3–6 weeks.
Is it cheaper to renovate or build a new pool?
Renovation is cheaper when the shell is sound. A structural conversion at AED 150,000–300,000 competes with a new concrete family pool at AED 120,000–250,000, so price both before deciding.
Do I need permission to renovate a pool in Dubai?
It depends on the work and the community. Cosmetic work needs less than structural work, but many communities want contractors registered even for renovations. Changes to the structure, depth, edge or fencing should be cleared with your developer and Dubai Municipality or Trakhees first.
How much does a pool chiller cost?
Most villa pools need AED 8,000–25,000 for the unit and installation. Large units reach about AED 40,000, and combined heating and cooling systems cost AED 30,000–65,000.
Can a pool be renovated without draining it?
Small tile and grout repairs and equipment swaps can often be done with the pool full. A full retile or new waterproofing needs it drained. Some companies on our renovation list say they do underwater tile repair.
