How to choose a swimming pool contractor in Dubai
Dubai has no shortage of pool contractors. A quick search turns up dozens of companies promising the same things: quality work, fast turnaround, competitive prices. The sameness of the marketing makes it hard to tell which ones are actually good, and the cost of getting it wrong is high. A botched pool build or a maintenance contract with a company that disappears after month two isn’t cheap to fix.
Here’s what actually separates a reliable contractor from one that isn’t, based on the questions that matter most.
Are they registered with Dubai Municipality?
Every private pool in Dubai has to be registered with Dubai Municipality before construction starts, and any pool contractor doing legitimate work should be familiar with that process without you having to explain it to them. Ask directly whether they handle the permit application, or whether that’s left to you. A contractor who seems unfamiliar with the registration requirement, or who suggests skipping it, is a warning sign regardless of how good their portfolio photos look.
Can they show you real, recent work?
Portfolio photos are easy to fake or borrow. Ask for addresses or communities where they’ve built pools in the last year, ideally something you could see in person or verify independently. A contractor confident in their work usually has no problem naming a recent project. One that gets vague about specifics, or only offers photos with no context, deserves more scrutiny.
What’s actually included in the quote?
Pool construction quotes in Dubai vary enormously depending on what’s bundled in. Some include permit fees, filtration equipment, and decking finishes; others quote a bare shell price and add everything else afterward. Get the quote broken down line by line: excavation, waterproofing, tiling, plumbing and electrical, filtration and pump, permit fees, and decking or landscaping if included. Two quotes that look similar on the surface can differ by tens of thousands of dirhams once the fine print comes out.
Who handles maintenance after handover?
Some contractors build the pool and hand it over with no ongoing relationship. Others include a maintenance period, or offer a separate maintenance contract once the build is done. Neither approach is wrong, but you need to know which one you’re getting before you sign anything. A pool that isn’t properly maintained in its first few months can develop problems that are expensive to reverse later.
How do they handle warranty issues?
Ask specifically what’s covered under warranty and for how long, in writing. Waterproofing failures and structural cracks are the most common post-construction issues, and a contractor should be willing to put a specific timeframe on covering them. Verbal promises about warranty coverage aren’t worth much if there’s nothing in the contract.
Red flags worth walking away from
A price that’s dramatically lower than every other quote you’ve received is usually a sign of corners being cut somewhere, whether that’s materials, permit compliance, or the contractor’s own margin, which sometimes means they cut and run before finishing. Pressure to sign immediately, reluctance to put anything in writing, and an inability to explain their own construction process in plain terms are all reasons to keep looking.
Free versus paid listings on directories
